The first thing that crossed my mind when I finally decided on selling Houston home, was the amount of profit that I’m going to make after closing the deal. Of course, I had to take into account the fact that selling wasn’t easy or cheap but I was determined to do my best and sell at top dollar. When the time came, I sold my first home and made the most bang out of my buck. So today I thought maybe I should share my experience and hopefully help out sellers out there achieve their real estate goals.
First off, if you don’t know where to start or what to do, you should think about partnering with a professional like a real estate agent. They’ll advise you accordingly, and help you increase your bottom line. To sell at a profit in Houston, Texas, do the following:
Get a home inspector
Selling is not cheap. You’ll have to spend more if you wish to sell for top dollar. Get a home inspector to help you find issues that the property might have before your buyer shows up. Wasn’t ready to assume that my home in Houston, TX didn’t have issues just because I hadn’t seen them. Your buyer might show up with a home inspector who’ll thoroughly go through the home. If there’s an issue, the buyer will either use it to negotiate down the price or look for a better home.
Invest in repairs
This shouldn’t be a big deal if you’re selling a newly constructed home. But if it’s a house that has served you for years or if you inherited it, investing in repairs might be a wise move. Addressing the cosmetic issues will help you increase the property’s value. Potential buyers easily notice things like squeaky floorboards, chipped baseboards, and cracked tiles. They might not talk about them but they’ll obviously make sure they reflect in their offers.
Upgrade where it counts
Turning a healthier profit doesn’t mean that the owner has to renovate the entire house. You can still make small but cheap impactful swaps like switching out the lighting, shower heads, cabinet hardware, etc. Do not take on major projects like adding more rooms or replacing the roof. You should only do so if it’s absolutely necessary.
Add a few new accessories
Are you looking for a way to make the space feel more inviting? How about you add a few potted plants and fresh flowers! The small touches will definitely add major warmth. So add go get the Adirondack chair and place it on the front porch and then spruce up the patio with Edison bulb lights.
Make it look like a model home
Think of yourself as a professional stager. Remove all the personal effects and anything else that clutters the space. Don’t forget to bring down the artwork that could come across as being too loud.
